Bellaview Estate, Drysdale (Stage 1 now complete)

Baywater Estate and Bellaview Estate form part of the City of Greater Geelong Jetty Road Growth Area - 1,600 lots. The Baywater Estate (380 lots) abuts Port Phillip Bay and offers excellent views and the Bellaview Estate (151 lots) is adjacent to the new shopping precinct as proposed by the City of Greater Geelong. The Jetty Road Growth Area is generally bounded to the east by Jetty Road and Griggs Creek, to the west by McDermott Road, Port Phillip Bay to the north, and the Curlewis Golf Club to the south west and the Bellarine Rail Trail to the south.

The Jetty Road Growth Area is separated from the established residential areas of Drysdale/Clifton Springs by Griggs Creek. The proposed development of these estates will create a new connection to the existing residential areas and to the Clifton Springs Primary School on Jetty Road. Access will be made available via vehicular and pedestrian bridges which will provide access over Griggs Creek.

These estates are approximately 17km east of central Geelong.

PLANNING MINISTER’S (MATTHEW GUY MP) DECISION TO ABANDON PLANNING SCHEME AMENDMENT C73 – CADDYS ROAD, LARA

We are shocked and outraged at this decision.
It’s a blatant corruption of the planning system.
The integrity of the planning system has been sacrificed on the altar of short term politics.
Let’s get one thing straight: the Minister’s decision is not about protecting Serendip Sanctuary. There is not, and never has been, credible evidence of any threat to Serendip Sanctuary from this development proposal. And the proposal clearly ticks every box in planning policy terms.
This is a purely political decision designed to counter recent media commentary that the Minister has been making too many decisions in favour of developers with the right political connections at the expense of community groups.
The Minister has flown in the face of the outcomes of a nine year planning process just so that he can say he has made a decision in favour of a community protest group.
The Minister has even contradicted himself: just a few months ago he approved a linked planning scheme amendment, the Lara Structure Plan, and now he has made a decision that is inconsistent with that plan.
The incompetence and cynicism apparent in this decision is an absolute disgrace.
We will be taking every legal avenue available to us to fight the Minister’s decision and expose his sham planning process.
The whole development industry should be very nervous about what’s been done to L.Bisinella Developments.
You can spend nine years and millions of dollars stuck in the planning process; your proposal can be strongly supported by all the experts and two separate independent planning panels; you can successfully make your case to the local planning authority; but you’re still at risk of being gazumped at the whim of a politically motivated Minister.

  Bayshore Avenue / Baywater Estate - Bridge decision

The VCAT hearing went over two days and over the course of hearing  we were  impressed by the passion of the submitters, the quality of the submissions, their professional conduct and their willingness to engage during and after the hearing.  We are pleased with the decision that VCAT made since it provides us certainty to commence the development of the subdivision, landscaping works and the bridge construction.  We are happy to honour our commitment to keep the residents informed over the course of the development.

  Balance of Park Land under construction

The balance of the park land which comprises 14Ha is presently under construction.  The construction of this park land will be one of Geelong's largest open space areas to be constructed at one time.

Presently the large lakes are being dug and clay lined and once that is completed the boardwalks and landscaping will commence.  The total construction of this 140,000m2 area is expected to be completed mid 2012. The first 4Ha of open space took around 7 months to construct so the vast size of this construction will only be realised once the park is fully constructed.

  Sanctuary Views Estate - Independent Panel Recommendation

The Sanctuary Views Estate is subject to a rezoning application (Amendment C73) that has been approved by Geelong City Council and is awaiting final approval by the Minister for Planning, the Hon Matthew Guy MLC.

The rezoning has been strongly supported in two reports by Independent Planning Panels (2007 and 2010).

Both panel reports found no substance in claims by objectors, including the Township of Lara Care Group (TLC Group Inc), that the estate posed a risk to Serendip Sanctuary. Some of these claims, and the facts, are summarised here:

Various measures have been recommended and adopted to minimise any potential impacts on the sanctuary and its wildlife, including a landscaped buffer between the estate and Windermere Road (the southern edge of the sanctuary). 

Council voted in April to approve Amendments C73 and C198 (the Lara Structure Plan). 

The final step in the planning process is to forward the Amendments to the Minister for approval, along with a signed agreement between Council and L.Bisinella Developments Pty Ltd for associated infrastructure works and development contributions (to be used for community projects in Lara, including a new library).

  Pirra Homestead

Expressions of interest welcome

Pirra Homestead is ideal for a reception centre, restaurant, Bed & Breakfast or conference centre. There is an option for more than one use, since there are four buildings on the property.


Pirra Homestead History
Pirra was purchased by the Fairbairn family in 1863, they owned the property until 1907. The size of the property was 1239 acres and was used as a sheep station. The main building is two storeys, has twenty rooms and was built between 1880 - 1882. The house was designed by Alexander Davidson and company. In 1869 a single storey building was built to the west of the main house. This building has one main room on one side and two smaller rooms on the other side of the corridor. At the end of the corridor are two bathrooms.

In 1907 Pirra became the Lara Inebriates Institution, which was closed down in 1930. During this time a building to the west of the single storey 1969 building was constructed in 1907. This building was the Inebriates Dormitory.

The McDonald family purchased Pirra in 1938. The property was used to grow crop and farm sheep. Between 1946 - 1948 the States Tobacco Company leased the Inebriates Dormitory.

The Mendelsohn Family were at Pirra between 1948 - 1959. During this time Pirra was called Serendip, and it was proclaimed a sanctuary by the State Government. The Pelaco Factory leased the former Inebriates Dormitory building from 1948 to 1958.

In 1959 the Government bought Pirra. The department of Fisheries and Wildlife took control of the 622 acres which later became Serendip Sanctuary. In 1961 Pirra became The Pirra Girls home until 1983.

Pirra became an arts centre in 1983 until early 2006.

The playground is now completed and was opened on 6th November 2010.

Restaurant:

The plans for the restaurant have been finalised and we are presently waiting for Council approvals.

We hope to start constructing the restaurant mid 2012 and we are presently taking expressions of interest for Restaurant operators.
