Grand Lakes Estate Lakes Wetlands:

  • The Grand Lakes Estate development is based on Water Sensitive Urban Design Principle (WSUD) that reflects best practice requirements to ensure that the development will result in sustainable outcomes. A significant feature of the Grand Lakes Estate is the lakes and wetlands system that play a key environmental role in the management and treatment of storm water. This feature also provides a significant area of public open space (around 18Ha or approx 20% consists of parks and lakes)

Safety of the lakes:

  • A key design requirement of the estate was the incorporation of the safe design of the lakes and wetlands.
  • The development of the Grand Lakes Estate incorporates the Royal Life Saving Society Australia (Guidelines for Water Safety in Urban Water Developments). Reference has also been made to Melbourne Water (Constructed Wetland Systems) and (Constructed Shallow Lake Systems) Design Guidelines for Developers. These guidelines provide recommendations for identifying potential hazards involved with Urban Water Bodies, along with methods to eliminate or minimise these hazards.
  • The design for the lakes and Wetlands within Grand Lakes has incorporated these Guidelines into their design.
  • Passive surveillance of the Lakes and Public Open Space has been maximised by fronting the main boulevards and houses along both sides, with limitations on fencing to allow easy viewing of these areas.

 

  RESTRICTIONS
  TO PROTECT YOUR INVESTMENT

The below restrictions should be confirmed with the office prior to building or altering your house or land dwellings.

Dwelling Time Restriction:

  • Houses must be completed within 3 years and must be started within 2 years of settlement of the land.

No unit development:

  • Only a single dwelling allowed to be constructed on any lot.

Building Materials:

  • The house must be constructed of brick or stone or fibre cement wall board finished with a painted render or textured paint or painted membrane finish.
  • No external construction with any second hand materials.

Rubbish and site management:

  • Rubbish must be stored in a suitable receptacle for containing and disposal of rubbish.
  • Please ensure that your builder has allowed for a mini skip or similar.
  • In the event of non-compliance the lot owner will be fined $250 per week for uncontained rubbish during the construction of their house.

Building Envelopes:

  • Please refer to the plan of subdivision to confirm if your lot is affected by a neighbourhood design envelope.

Garage and Carports:

  • A single carport is only permitted on lots smaller than or equal to 400m2.
  • Double carports are not permitted on any lots.
  • A one-space carport must have a maximum width of 4 metres.
  • Free standing carports are not permitted.
  • All single carports must have either a panel lift or roller door fitted to the front of the carport so as to screen the internal space of the carport from the streetscape of the lot.
  • Garages and carports are to be constructed under the main roof of house.
  • Any freestanding garage constructed on a lot must match the roof form and materials of the house.

Parking Vehicles:

  • The parking of commercial vehicles are to be accommodated within the garage and must not be visible from the front.
  • Parked caravans must not be visible from the street.

No Vehicle repairs on the street:

  • A lot owner must not carry out any vehicle repairs which are in the public view.

Crossovers and driveways:

  • Crossovers and driveways must be installed prior to the certificate of occupancy for the house.
  • All crossovers and driveways must be constructed from concrete or brick paving. No crushed rock driveways or crossovers.

Fencing:

  • Around $2,500 worth of pre-coated steel fencing included
  • Pre-coated steel fencing with grey sheeting and posts
  • Fencing includes all boundary fences
  • Lots which abut a reserve or corner lots will have an architectural fence installed along the reserve.

Sheds and External fixtures:

  • A shed is defined as an external shed that is not part of your house.
  • A shed must not exceed 3.3m in height above natural ground.
  • A shed must be constructed of colourbond or brick walls with a colourbond or tiled roof.

Bond:

  • A $2,000 bond is to be paid at settlement to ensure these conditions are met.
  • Upon completion of your new home, landscaping and fencing, please request a Bond Release Form from our office.
  • Interest will be paid to the purchaser in accordance with the section 32.
