Bisinella Developments is a family run business which operates from Lara and offers land in the Geelong area. We are proud to have developed more than 20 quality residential estates in the region.

Estate designs
Our estates are designed to take full advantage of the natural sun as a heat resource. Blocks with the rear facing north and blocks facing east to west are encouraged. This enables your home to meet the five star energy requirement.
Estate Housing Presentation
We establish protective covenants and special conditions to ensure that our estates are of a high quality. These set a standard for the estate and provide potential customers with an idea of what to expect in the estate when it is completed. Our estate covenants and special conditions have been developed over time from customer feedback.
Landscaping
We provide first class landscaping in all our estates. A prime example is the Grand Lakes Estate in Lara. This estate's layout and urban design features enable the development of a diverse range of housing choices which appropriately integrate with the proposed and established road and cycle networks and public open space areas. Grand Lakes also incorporates lakes and wetland systems to achieve Water Sensitive Urban Design (WSUD). This ensures that stormwater runoff from houses and roads are treated to current best practice requirements to minimise impacts on water quality downstream of the development.
Community development
Facilities designed to promote community development are another feature of our estates. At Grand Lakes, for example, we have provided a community centre, land for a childcare centre/kindergarten, a restaurant (construction pending), a state-of-the-art playground and extensive recreational areas in the sweeping Grand Lakes Park.
Estate character
In order to set our estates apart, we provide quality street lights and street signs. We typically use heritage street lighting and signs which we have found to be very popular with our customers. We provide underground services such as gas, electricity, water and sewerage.
Telecommunication infrastructure is installed to government requirements and otherwise in accordance with the Contract of Supply entered into with the relevant utility provider. Our most recent estates are being equipped with an advanced Fibre-to-the-Premises (FTTP) Network that will deliver Australia's fastest broadband.
In some estates we are required by the City of Greater Geelong to install fencing along major roads and we use a higher quality fencing to help enhance these estates.
Customer Service
We pride ourselves on offering our customers exemplary personal service. We are happy to help you choose a block by providing you with the necessary information including detailed colour brochures with prices, estate plans, location maps and estate conditions. We are also happy to provide you with the relevant estate plans and estate engineering plans to enable you to present this information to your builder or architect.
We will hold a block that you are interested in for 7 days if you provide your name and telephone number.
This gives you time to make your decision, time to see a bank or time to see your builder to ensure your house plan fits on the block. If you require more than 7 days please do not hesitate to contact us - we are aware that making such an important decision can often take longer.
